Over the years, Medford Remodeling has grown as a company in many ways, resulting in an evolution of our process and services. With the ultimate goal of providing a seamless experience to our clients, we have recently developed two different options for completing a home renovation: as a design-build project or as a small project. Each option has its benefits, based on the complexity and specifications of your unique remodel. Because we have received a few questions on the subject, we wanted to post a quick blog explaining these options and help you understand which is the best fit for you!
Open-concept floor plans have become one of the most sought-after features among home buyers and homeowners alike. As a remodeling company, the majority of the projects we do involve some extent of removing or shortening walls to create a more open, airy overall feel. Among the many before and after transformations we share, the ones that include a wall removal are by far the most impressive. It’s amazing how different a space can look and how much better the area can be utilized once unnecessary walls have been removed!
Our recent clients in Arlington, Texas, came to us with plans to renovate their dated 1978 kitchen for a more modern, personalized aesthetic. They had given much thought to the project and were certain a full-gut was the way to go. After some discussion with our team, the clients were excited to have our Designers draw up plans and renderings to provide a clear visual of the transformation.
The floor plans were especially helpful in communicating the structural changes in regard to an existing walk-in pantry and bar area that were to be removed. Initially, the clients intended to leave these areas there, but doing so would require them to be updated with new cabinets, paint, and countertops to match the new kitchen. After going through a few different layout options, the decision was made to fully demolish these areas, allowing for additional counter and storage space in the kitchen and a much needed under-stair storage closet in place of the bar.
We recently shared a post on 3 options for getting rid of popcorn ceilings. There are a few different ways to approach it, including hiring a professional (like Mike’s Guys) or installing beadboard sheets over the popcorn for a cleaner look. Of course, if you have settled on the idea of tackling the project on your own, we thought it would be helpful to have a step-by-step guide explaining how to scrape and refinish your ceilings.
Before You Start…
As mentioned in our initial post, before you start scraping away, it’s important to test your ceiling for asbestos. Homes built prior to 1980 potentially contain this dangerous substance in the ceiling, which could be a hazard to your health if inhaled. You can easily scrape off a section and send the sample by mail to an asbestos testing lab for a small fee. If asbestos is present, it will be necessary to hire a company that specializes in removing materials containing the substance rather than trying to do it yourself!
Every so often, we have clients that come to us for the design of their project and then wait a while to pull the trigger on the construction portion. This delay can be for a number of reasons – waiting for a specific event or holiday to pass, a recent change in career, or trying to make final decisions on the last few design options. Whatever the case may be, we are always happy when clients come back to us after an extended period of time with the intent to move forward. Our recent clients in Southlake, Texas, initially met with us in 2019 to discuss the renovation of an upstairs Jack & Jill bathroom. The project was intended for their daughter, who was in high school at the time, and wanted to refresh the space. While they waited almost two years to proceed with construction after the design was drawn, the timing was perfect for the daughter, who is now going into her senior year of high school. Of course, our team was happy for the opportunity to bring their designs to life!

As a ‘pull-and-replace’ project, changing the layout to improve the functionality of the room was not a concern. The emphasis was instead on replacing the dated features with new ones in the exact same location. These features included the bathtub, faucets, cabinets, countertop, mirror, and decorative lighting. With these updates, the bathroom would feel brand new, but keep the same layout and square footage it always had.
We absolutely love to have the same clients come back to us time and time again for multiple home renovation projects. Remodeling an odd or unusual space is one of the many things that makes our job fun and interesting. It’s actually surprising just how many homes include a kitchen or bathroom with a unique floor plan. Sometimes it works in our favor and other times it creates a frustrating challenge. Maintaining the specified budget while also optimizing storage space and improving functionality can be a difficult task, requiring both knowledge and creativity. Add in the client’s “must-haves” when it comes to features and aesthetics, and we’ve got quite the conundrum!
