A Builder-Grade Master Bathroom Gets A Modern Upgrade

Our recent clients in Keller, Texas, had a beautiful home built in 2005. Being newer than many of the homes we remodel, it was surprising to see how badly the master bathroom needed a renovation! Unfortunately, builders often use poor-quality materials when constructing a new house in order to save a buck (hints the negative term “builder-grade”), putting the homeowners in need of a remodel sooner rather than later. 3 Truths About The Design Phase of Your Home Remodel with Medford Design-Build

 
 

 

 
 
Many homeowners come to us with the initial statement that they already have their remodel figured out – they know how they’d like the floor plan, they know what walls they’d like to remove, they’ve picked out the paint colors, hardware, tile selections, and so on. Some have even gone as far as pre-purchasing their fixtures and appliances before they have even hired a contractor. In those cases, we often hear the phrase “I don’t need design assistance” or “the design isn’t necessary; can’t you just build it?
 
 
While there is absolutely nothing wrong with planning ahead (we completely understand the excitement of it!) most homeowners don’t quite understand everything that goes into a kitchen or bathroom remodel and why the design process is necessary. Remodeling a kitchen or a bathroom without an organized design process would be like having a home builder construct a house without any building plans to go by. Even if the builder is experienced and knowledgeable, odds are that the completed house would not be his best work. Everything from intricate details like plumbing and electrical lines to larger portions like structural supports need to be addressed beforehand to ensure a quality finished product.

Here are some helpful truths about the design phase in home remodeling to help you understand why it’s not something that can be skipped!
 
 
1. The term “design” is not limited to aesthetics.
 
 
In the world of home remodeling, the term “design” tends to make people think of paint colors, textiles, and tile selection; i.e. all of the pretty stuff that ties a room together in the end. Yes, realistic 3D renderings are an essential part of our custom design packages to aid in conceptual and visual understanding for both our team and our clients. We definitely want to make sure we’re all on the same page about how the space will look and function before anyone starts swinging a hammer! However, in some cases, the “design” is not only about the finished look of the project, but also the organization of the design itself. Even if a project doesn’t require visual floor plans or renderings, our Interior Designer, Stephanie, still creates a “design sheet” for every project we do. This document (separate from the Scope of Work document) is a part of the process regardless of whether or not the client has already selected their materials. The reason for this sheet is to list out every part of the design that is to be addressed, to ensure none of the pieces are overlooked. For example, a kitchen design sheet would specify the sink style and model, the drain strainer, the faucet, and the disposal under the “plumbing” section, while the “electrical” section would include details regarding the switch plates and outlets, undercabinet lighting, and fresh air vents that need to be added. Each section covers all of the little details you may not have considered on your own (sometimes as many as 60+ items!) even if you have previously selected all of the larger, more obvious items.

A Luxurious Indoor-Outdoor Master Bathroom Addition

 
 

 
 
After years of sharing a tiny master bathroom, our recent clients in Fort Worth, Texas were more than ready to add on the custom-designed bathroom of their dreams! Along with adding more square footage and luxury features, they also wanted to incorporate their outdoor space into the remodel. The home sits on a large lot with beautiful, mature trees in their secluded backyard, so it was very important to them that we “bring the outside in” by including large windows and a skylight into the design. They also loved the idea of installing an exterior door, allowing them to easily step out to the patio on a beautiful morning.
 
 
During our discussion regarding the design, our clients noted that they planned to live the rest of their lives in this home. Any time we hear this from any of our clients – whether it be a kitchen, bathroom or whole house remodel– we always suggest including age-in-place features in the plans. Simple things like widened doorways, barrier-free showers, anti-slip flooring, and grab bars are all small modifications that can make the space safer and more comfortable for aging homeowners. This bathroom is proof that you can have age in place features and still have an extremely modern, trendy space!

An Open & Airy Guest Bath Suited for Two

Guest bathroom remodels are frequently among the top items on our client’s wish lists. It might not seem as important as the kitchen or the master bathroom, but when you consider that the guest bathroom is what all of your guests use upon visiting your home, you can’t help but want it to look nice. On top of aesthetic appeal, you also want the space to be functional. In many cases, the homes that we remodel are at least 20-30 years old, and the bathrooms are not only outdated, but also have plumbing issues, poor lighting, broken or missing tile, and eroded fixtures – not ideal for guests or prolonged visitors! Our most recent remodeling project involved updating the master bathroom in a 1992 home in Grapevine, Texas. While the original bathroom was functional, it definitely lacked the aesthetic appeal of the rest of the home, which we recently helped the clients renovate. There was no need to change the layout of the space, aside from installing a smaller tub to allow for a larger shower. The idea was to simply upgrade the room with new flooring, tiles, vanities, counter tops, and lighting. It’s amazing what an impact these changes can make!

A Dated Master Bathroom Gets a New Look & The Ultimate Shower

Our recent clients in Arlington, Texas wanted to update their original 1970’s master bathroom with something they had been dreaming of for a long time – a remodeled shower. Due to the layout of the original bathroom and the built-in corner soaking tub that they never used, there was a lot of wasted space. Not to mention the original shower, which was lack-luster and very small. The clients also had to share a sink, which is never ideal in a shared master bathroom!  After discussing these issues with the clients, our designers modified the floor plans and redesigned the space by removing the clunky corner tub and tiny shower and converting the entire wall into a spacious, luxury shower. The vanity was also updated with an additional sink, custom electrical outlets, and reworked drawers for better storage. Read more
