One of the biggest concerns homeowners have before starting a remodel is: Will the final cost be anywhere close to the price I agreed to?

At Medford Design-Build, staying financially on track starts long before demolition. Detailed planning, clear pricing, thoughtful selections, and client approvals are built into our process to help minimize surprises.

No remodeling company can guarantee that an existing home won’t reveal an unforeseen condition. What we can control is how thoroughly we plan your project, how clearly we communicate costs, and how additional expenses are handled if something changes.

A Remodeling Budget Should Be Clear Before Construction Begins

Our proposals are structured to help you understand where your money is going, which costs are fixed, and which depend on your selections. Your proposal includes two primary pricing categories: the Contract Amount and Budget Items.

Your Contract Amount

The Contract Amount covers the design, project management, labor, and installation materials required to complete the scope of work listed in your proposal. That amount is guaranteed for the work outlined in the agreed-upon scope.

This gives you a defined starting point based on the actual project we have planned together, not an intentionally low estimate designed to get construction started before the real costs become clear.

Your Budget Items

Some costs can’t be finalized when the proposal is accepted because they depend on products or finishes you haven’t selected yet. We call these Budget Items.

Each Budget Item is assigned an estimated allowance based on the anticipated design and scope of your project. As you make selections with our interior designer, we determine the actual price of each item and provide it for your review and approval before the purchase is made.

The process is straightforward: Select → Price → Review → Approve → Purchase

This means you have control over those areas of your remodeling budget. If you fall in love with a product that costs more than the recommended allowance, you can choose to splurge. If staying within the original budget is more important, our designer can help guide selections accordingly.

Either way, it’s a decision, not a surprise.

Detailed Planning Helps Prevent Expensive Surprises

One of the advantages of working with a design-build remodeling company is that much of the decision-making happens before construction begins.

At Medford, our process includes measurements, design development, design presentations, revisions, a final proposal, product selections, and permitting before demolition begins. That upfront work takes time, but it serves an important purpose.

The more decisions we can make before construction, the fewer decisions you have to make under pressure once your home is already being renovated. It also gives our team a clearer understanding of the project before production begins, helping us coordinate labor, materials, selections, scheduling, and costs around an established plan.

What Happens If I Want to Add Something to the Project?

Sometimes a project changes because the homeowner decides they would like us to do additional work.

For example: “While you’re here, can you also paint the other bedrooms?”

We call this an Add-On Item. Whenever possible, Add-On Items are addressed before construction begins. Our design team prices the additional work and discusses it with you before demolition so it can be incorporated into the production timeline.

Because it means adding work that wasn’t included in the original scope, an Add-On Item will typically increase both the project cost and the amount of time needed to complete the work.

What Happens If an Unforeseen Problem Is Discovered?

Even with detailed planning, some conditions simply can’t be seen until construction begins.

For example, opening a wall, floor, or ceiling may reveal outdated electrical wiring, plumbing, HVAC components, structural concerns, or other existing conditions that need to be corrected before the project can safely continue.

When that happens, we handle the additional work through a Change Order.

Our team pauses the affected portion of the work, determines what needs to be corrected, and provides you with the additional cost and expected impact on the schedule. You review and approve that change before we move forward.

These conversations and quotes are handled as quickly as possible to minimize unnecessary downtime and keep the project moving.

A Change Order may be unexpected. The bill shouldn’t be.

A Process Built Around Transparency

Keeping a remodeling project financially on track does not mean pretending that nothing will ever change. It means establishing a detailed scope, setting realistic allowances, making selections thoughtfully, communicating changes clearly, and getting approval before finalizing additional costs.

That distinction matters. There’s a difference between a project unexpectedly becoming more expensive and a budget changing because you selected a higher-priced product, requested additional work, or an unforeseen condition was discovered inside your home.

Our job is to make sure you understand those decisions as they happen.

With more than 40 years in the remodeling industry, Medford Design-Build has developed a process designed to give homeowners clarity from initial design through construction. You should not have to wait until the end of your remodel to find out where your budget stands.

Frequently Asked Questions About Budgeting With Medford

Does Medford Design-Build guarantee the price of my remodeling project?

The Contract Amount in your approved proposal is guaranteed for the scope of work listed in that proposal. Budget Items are handled separately because their final cost depends on the products and finishes you select. Additional costs can also result from homeowner-requested Add-On Items or unforeseen conditions that require a Change Order.

What are Budget Items in a remodeling proposal?

Budget Items are allowances for products or materials whose final costs cannot be determined when the proposal is accepted. Each item receives an estimated budget based on the anticipated design. Once you make a selection with our interior designer, Medford provides the actual price for your review and approval before the purchase is made.

Can I choose products that cost more than my Budget Item allowance?

Yes. The Budget Item amount is intended to provide a realistic target, but you remain in control of your selections. You can choose to stay within the recommended budget or spend more on a product or finish that’s especially important to you. You’ll know the actual cost before approving the purchase.

What is the difference between an Add-On Item and a Change Order?

An Add-On Item is additional work you request that wasn’t included in the original scope, such as asking Medford to remodel or paint another area while completing your project.

A Change Order typically addresses an unforeseen condition discovered during construction that must be corrected for work to continue. Both are communicated and priced separately from the original scope.

What happens if Medford discovers an unexpected problem during construction?

If construction reveals an unforeseen condition, such as outdated wiring, plumbing, HVAC components, or another hidden issue, our team will determine what needs to be corrected. We’ll communicate the additional cost and expected timeline impact and obtain your approval before proceeding with the additional work.

Will Medford perform additional work without my approval?

Additional work that affects your project cost is communicated to you for review and approval. For Budget Items, you review the actual price before the product is purchased. Add-On Items and Change Orders are also priced and approved separately, so you understand how the decision will affect your project.

How can I help keep my remodeling project on budget?

Start with a realistic budget, make selections on schedule, pay attention to the allowances established for Budget Items, and carefully consider additions to the original scope. When a selection or project change affects the budget, reviewing and approving it promptly can also help prevent unnecessary delays. Medford’s design team works with you throughout the process so you can make informed decisions before money is spent.

Once again I cannot express the fantastic and beautiful work Mike’s Guy did in our new home. We had no handles on any of the cabinets and Mike’s Guy obtained and installed the handles on all the cabinets throughout the house. I can only express the highest praise for the work done and knowing they are here when help is needed.
