The Southern Charm: A Kitchen & Dining Transformation in Arlington, TX

Written by Medford Design-Build | Apr. 22, 2026

The Challenge: Closed-Off and Underutilized

The original kitchen and dining layout felt tight and congested, especially with a structural wall cutting through the space and limiting the flow. While the footprint wasn’t changing, the goal was clear: Make the space feel larger, more connected, and easier to live in.

The homeowners also wanted to carry updates into adjacent areas to ensure everything felt cohesive, not patchworked.

The Solution: Strategic Structural and Finish Updates

Instead of a full gut of the home, this project focused on high-impact changes in the kitchen and dining areas.

Key improvements included:

    • Removing a structural wall by installing an engineered beam in the ceiling
    • Reworking the kitchen layout for better function and flow
    • Creating a more usable island with seating
    • Extending updates like flooring and paint into connected areas for continuity

These changes made the space feel significantly larger without expanding the footprint.

Design Direction: Warm Neutrals with a Southern Charm

The design leans into a clean, updated look with subtle southern influence. Think warmth, texture, and natural materials without being overly themed.

Custom Built Cabinetry & Island

    • Light grey raised panel cabinets
    • A stained wood island
    • Clean-lined island design (no legs)
    • Seating for four

Materials & Finishes

    • Steel Grey Granite and Vermont Quartz countertops with soft grey veining
    • Satin nickel finishes
    • Stainless steel appliances, including a Wolf dual fuel gas range and Sub-Zero side by side refrigerator/freezer

Statement Elements

    • A custom wood hood with a rustic, beam-inspired feel
    • Decorative pendant lighting featuring oxidized copper and Edison bulb details

Flooring & Paint

One of the most impactful parts of this project wasn’t just the kitchen, it was what tied everything together.

    • New hand scraped hardwood flooring runs throughout the kitchen and dining areas
    • Fresh paint creates a consistent, updated backdrop

By extending these finishes beyond just the cabinetry, the entire living space feels intentional and cohesive, rather than like a one-off update.

Designed for a Lifetime

This is a forever home. The homeowners were building a space they'd live in for years to come. That shifts everything about how we approach a project. We're not making decisions for the next buyer. We're making decisions for this family, this life. Every finish, fixture, and detail were chosen with longevity in mind.

Why Our Design Process Makes All the Difference

A transformation like this doesn't happen by accident. It happens because of the work done long before any work starts on site.

Our design process is built around one goal: no surprises on your end, no guesswork on ours. We plan everything upfront so that by the time we begin demolition, every decision is already made. You get to enjoy the process instead of stress through it, and you get a finished space that feels seamless because it was designed that way from the start.

The End Result

With the wall removed, finishes unified, and layout refined, this kitchen and dining space now feels:

    • More open without structural expansion
    • Warmer and more inviting through layered materials
    • Better suited for everyday living

A subtle southern influence adds character while the overall design remains timeless and functional.
