From Concept to Completion: How Our Design-Build Process Simplifies Your Remodeling Project

 

 

 

If you’ve been considering a major home remodel, you have likely already done a bit of research about what the process entails — it can certainly feel overwhelming to realize all the moving parts that need to come together in order to achieve a flawless finish. The many professionals that are necessary include an architect, a designer, and an engineer to create a design, followed by a general contractor to build it (or the long list of subcontractors you’d have to seek out yourself if you choose that route!) That is a lot of relationships to develop, individuals to trust, and various schedules to coordinate, all while ensuring things are being done correctly. Needless to say, there is plenty of room for error!

In-Home Consultation.  This is the very first step on your journey to a completed remodel. One of our knowledgeable design consultants will meet with you at your home to discuss your project. Upon communicating your ideas and answering your questions, they will provide you with a realistic estimate and timeline required to complete the job. If you’d like to move forward and purchase designs, they will proceed to take measurements and photos of your existing space, along with notes about what matters most to you for your remodel. This may be done the same day as your consultation, or at a separate appointment (typically within a week or so) depending on the size and complexity of the project.

 

 

 

Create Floor Plans. Based on the notes and any inspirational photos you provide, our team of designers will draw new floor plans, emphasizing functional detail, to best suit your needs and match the style you specified. This includes any structural changes, such as wall removals, allowing you to compare the layouts before and after the proposed work. Notice on the sample below that there are call-outs on both the before and after plans, specifying details of the project.

 

 

 

 

 

Draw Renderings. Our designers will then create detailed 3D renderings of your new space from various vantage points, allowing you to vividly visualize your remodeled space. This virtual walk-through is a great communication tool as well. If it’s hard for you to imagine a redesigned space, or if you’re unsure if your idea is functional or not, your custom renderings will provide the visual you need to feel confident moving forward.

 

 

 

 

Layout the Process.  We will also create an extensive Scope of Work document for your specific remodel. This will map out the entire step-by-step process we will take to complete your project, including specifications like plumbing, electrical plans, foundation, framing, roofing, and more. This document also acts as the contract if you choose to move forward with Medford as your contractor.

 

Detail the Budget. At the end of the Scope of Work will be your detailed Budget Items Worksheet, which shows the price allowance breakdown for individual items. This will help you understand the total cost of your project and allow you to scale back on large ticket items if needed.

 

Review & Proposal Meeting. On average, it takes us about 2-3 weeks to complete the designing process and compile the Scope of Work and Budget documents. When the designs are complete, we will set up a review meeting with you at our office. Your designer will pull up the designs on the big screen in his office and walk you through the floor plans, renderings, the Scope of Work document, and the Budget List. Once you are completely satisfied with the designs and every aspect of your project, you have the option to move forward with us as your contractor or take the finalized plans we have provided and get competitive bids from other contractors. If you do choose to continue with us as the contractor, the cost of your designs will be applied to the down payment for the construction.

 

After the down payment has been collected, we will set up a meeting with you and our interior designer, Stephanie, to select all of your materials, paint colors, flooring, tile, countertops, etc. Once everything has been selected, we will place all of your orders with our trusted vendors and track everything. We will also proceed with obtaining any necessary building permits from the city prior to beginning construction. This is the ideal time for you to prepare your home for construction by clearing the area to be remodeled and putting items into storage.

 

Demolition & Construction. Once all of your materials have been delivered, we can begin your project construction according to the start date we marked on the production schedule. As a family-owned company, we hold your time and your family as our top priority. Once the construction begins, our workers will do their best to finish up and keep the construction area clean, safe, and livable for your family each evening. We incorporate an air filter machine during the day to minimize dust and fumes created throughout construction to help keep your home as undisturbed as possible. You will also have a Project Manager on-site each day that will be your main point of contact. He will follow-up with you each evening and let you know what was completed and what is on schedule for the next day.

 

 

Final Steps & Finishing Touches. Once the construction is done and the remodel is complete, we will set up a final inspection from the city to be sure everything is done correctly and to code.

Our interior designer, Stephanie, will also be able to assist you with interior decorating and details after the construction is complete. Together, you can add the finishing touches to your remodeled space, making it special and unique to your personal style.
